21. Churches – while churches are not-for-profit, there is quite a bit of real estate demand in certain areas for buildings with a lot of parking that can be configured as a church.

So while the church itself is not a moneymaker, the building that houses the church can be a nice-income producing property.

While it involves taking on extra risk from a tenant that often has shaky credit, lack of credit history and no strong personal guarantees, it can also be a way to monetize a property that is otherwise difficult to lease or sell.

Smaller churches often lease buildings that don’t look like traditional churches.
