56. Hard Money Loans – hard money lenders make high interest loans to real estate investors.
They make loans that commercial banks and mortgage companies won’t make. These include fix-and-flip properties and other trustee sale acquisitions that require quick funding with almost no time for an appraisal or other underwriting.
Even though these loans cannot be easily re-sold to Fannie Mae and don’t qualify for government programs like FHA and VA, does not mean that they aren’t good loans.
Hard money loans often require large down payments and many hard money lenders walk the properties themselves to get comfortable with the collateral.
